Independent Bank and Kalamazoo County Treasurer Partner to Help More Residents Achieve Homeownership

Michigan-based Independent Bank and the Kalamazoo County Treasurer’s Office are teaming up to make homeownership more accessible for area residents. Through a new local grant program, eligible homebuyers in Kalamazoo County can receive $5,000 from the Treasurer to help with their down payment or closing costs, along with up to an extra $2,000 from Independent Bank toward closing expenses.

The program aims to increase access to homeownership for individuals and families who might not have the funds to buy a home. Funds will be available on a first-come, first-served basis until they run out.

“This collaboration helps break down barriers to homeownership and builds a stronger community,” said Thomas L. Whitener, Kalamazoo County Treasurer. “We’re proud to partner with Independent Bank to help more Kalamazoo County residents find stable housing and start building generational wealth.”

To qualify, applicants must meet the following requirements:

  • The property must be a primary residence located in Kalamazoo County, Michigan
  • Applicants must have a household income at or below 120% of the county’s Area Median Income (AMI), based on household size
  • A minimum borrower contribution of $1,000 is required
  • Participants must complete pre-purchase homebuyer counseling before closing
  • Independent Bank must provide financing

Reports from earlier this year show that Kalamazoo County incomes have increased by 19% since 2019, but housing prices have gone up by 46%. Finding affordable housing remains difficult for low- and moderate-income households.

Eligible borrowers can combine this grant with other homebuyer assistance programs to maximize affordability. According to U.S. Census and Michigan Association of Realtors data, median home prices in Kalamazoo County have increased by over 30% since 2020, making down payment assistance a critical tool for first-time and moderate-income buyers.
